General Description/Purpose

Oversee subcontractor relationships and performance for ONX Homes. This role involves managing subcontractor selection, contract negotiation, and performance monitoring to ensure high-quality, timely, and cost-effective project delivery. The ideal candidate has a strong background in construction, vendor management, and compliance, with excellent leadership and problem-solving skills. This position plays a critical role in aligning subcontractor operations with ONX Homes' goals and maintaining the highest standards of quality and safety.

Essential Job Functions

• Develop and implement processes for evaluating, selecting, and onboarding subcontractors.
• Negotiate contracts and establish clear performance expectations.

• Monitor subcontractor performance to ensure adherence to project timelines, budgets, and quality standards.
• Conduct regular performance evaluations and provide constructive feedback.

• Ensure subcontractors comply with all local, state, and federal regulations, as well as company policies.
• Collaborate with safety and compliance teams to maintain workplace safety and legal standards.

• Foster long-term partnerships with subcontractors to ensure reliable and consistent project delivery.
• Address and resolve disputes or conflicts between subcontractors and project teams.

• Oversee subcontractor budgets, manage costs, and negotiate competitive pricing.
• Identify cost-saving opportunities without compromising quality.
• Develop strategies to scale subcontractor operations as ONX Homes expands.
• Stay ahead of industry trends to implement innovative subcontractor management practices.
• Work closely with project managers, procurement teams, and leadership to align subcontractor activities with company goals.
• Use technology to streamline subcontractor scheduling, communication, and documentation.

Required Qualifications

• Bachelor’s degree in engineering, Construction Management, Business Administration, or a related field (master’s degree preferred).
• Minimum of 8+ years of experience in subcontractor management or a similar role within the construction industry.
• Strong knowledge of construction contracts, regulations, and industry best practices.
• Proven leadership and negotiation skills.
• Excellent communication and problem-solving abilities.
• Experience with construction management software is a plus.
